Thinking about renting your home?

Many homeowners rent out their property to make some extra money on the side. But, when the property is part of a homeowners association, the situation gets a bit more complicated, and not just for the homeowners. Homeowners associations are in charge of maintaining the community and preserving property value, now I, know if your anything like me you would think what do the HOA, have to do with me renting my home out? Great question! Pembrooke Park Community, quadrupled in size resulting in the HOA turning to outside help to maintain the rentals in the neighborhood. Now you found your perfect tenant, Contact HMS. Every rental home in the community must be verified and documented, failure to do so can be very costly. What happens if you choose not to be upfront with the HOA and rent your home anyways? Well not only is this unlawful and you are breaking the community rules, but the rental management company will audit your residence and fine the owner if their findings lead to unapproved rental activity. Lets be clear the rental management company, makes money by finding out and that's when this situation that could of been avoided become pricey.

Lets go over the Fine Structure.

Missing information - Owner has failed to provide required information, despite request. $100 one time application fee.

Refused to provide - Owner has explicitly refused to provide required information $100, one time fee

Confirmed unauthorized leasing - Owner is leasing in violation of the covenants $25, A DAY.

Suspected unauthorized leasing - Owner has been nonresponsive to RMS and is suspected of leasing in violation of the covenants $25 A DAY

Now I, don't know about you but $25 A day that could of been avoided, is money I would rather keep.
